Only 10% down to avoid PMI? I was always under the impression most places required 20% down. Maybe that trend has changed.. though I would think if anything it would change in the other direction. When we originally bought our house it was considered an investment property since we were planning to rent it out before returning East. We were going to use my credit union, but while we were in process of having our bid accepted, their required down payment (just in general.. not to do with PMI) jumped from 10% to 25%. Normally that doesn’t seem like such a big deal… but when you’re buying a HOUSE, that’s a huge deal! For a $200k house that’s jumping from $20k to $45k. Needless to say, we did not end up using them. Used American Federal mortgage which is a broker – sells 100% of their loans to other banks, but offer very low closing costs and rates that competed really well with the credit union. If you want the email or number for the dude we used, let me know.
